The Process
I work using the RIBA Work Stages and work mainly from stages 0 to 4.
Stage 0+1 - Preparation and Brief.
At this stage, we have a brief sheet developed where we work together to determine the aims and objectives of your project.
Stage 2 - Concept Design.
During this stage I draw up the first bare bones of the concept for discussion to ensure you are happy with the design for the project and make changes to the design (2 Revisions to the design allowed for).
I also always recommend getting a high level cost estimate after the first iteration of the design to ensure we are within budget (done by external consultant)
Stage 3 - Spatial Coordination.
In this stage, we finalise the plan layouts and elevations of the design based on the information provided by the cost consultant and produce the relevant documentation for planning submission.
Stage 4 - Technical Design.
In this stage, we take the planning drawings we have gained approval for and populate them with the information required for a builder to price the works information, such as the type of insulation within the walls, the materials used in construction, and any specific materials you’d like to incorporate.
We also have the drawings reviewed by an approved building control body and the relevant statutory bodies ensuring we meet the requirements before we proceed to construction.
